Our services include Evaluating, Vacating, Managing, Listing, Marketing and Selling the subject properties. More specifically we offer......

1. Occupancy Reporting: We will make a property visit and determine occupancy. (Vacant, Occupied or Unable to Determine)

2. Property Inspections and Client Notifications: While out at the property we will make visual inspections and report our findings back to our clients. These inspections include health and safety hazards as well as structural, cosmetic and vandalism repairs.

3. Repair List: As needed, we will make repair recommendations and provide a cost analysis for your review. We will explain the target market expectation, advise on the security of the property in it's current condition and, whether competing properties in the area are being marketed "as is" or "as repaired".

4. Personal Property Inventories: During our visit we can complete Personal Property Inventories. We use a completely digital inventory system by either using still photography or video.

5. HOA / Property Management Verification: We work to verify any Home Owner's Association or other form of Property Management Company. If we are unable to verify such information, for any reason, we will work with the title company to complete a HOA Disclaimer and Hold Harmless Agreement with any potential buyer.

6. Winterization Services: We provide complete winterization services to our clients. These services include water turn off at the valve, opening all faucets, drain pipes, flush all toilets and add anti freeze solutions, drain water heaters and more.

7. BPO (Broker Price Opinion): Our BPO report provides our clients with a accurate understanding of the factors affecting the marketability and value of the subject property.

8. Relocation Assistance (Cash for Keys): When authorized by our clients, we offer cash to occupants to vacate the property within a specific time frame. Our Cash for Keys negotiations include commitments by the occupants to leave the property free of trash and; other debris as well as abstain from neglect or damage to the property and, pay all utilities on time and in full during their occupancy. Finally we get the occupant to sign a Relocation Assistance Agreement and an IRS W-9 form for tax reporting purposes.

9. Forced Eviction: If it is deemed necessary to proceed with legal forced eviction, we can represent our client's interest. We can meet with local authorities, handle lock outs and, coordinate moving and storage contractors for any personal property on the premises.

10. REO Auction: If our client's decide to place a REO property into an auction, we are here to assist the auction company with the fulfilment of their terms, marketing plan and coordination of the event. We can receive signs, continue property maintenance and security inspections, facilitate showings, explain online offer procedures, assist with writing and processing purchase contracts and facilitate the closing.

11. Your OMS (Offer Management System): We will complete any required training program to work within your Offer Management System. Do to our completely digital office and technically savvy team we can customize our approach so that we work within your OMS. If it's online or proprietary software we download to our laptops, we are able to use your OMS.
