If you are truly considering investing in real estate, make sure you are dealing with upfront legitimate people. Stay up late on a Monday night and surf through your local cable channels and you will find an array of people telling you how they made it rich in real estate with little to no money out of pocket. Just so you know, most of these people didn’t make it rich in real estate, they made it rich by selling unsuspecting legitimate potential investors their “secret” method. The problem with this “secret” method of no money down or very little out of pocket expense, is that it simply isn’t possible for the vast majority of us. Or if it is possible, it opens us to way much more risk if we just simply stick to tried and true methods.

So here is something for you to consider while you are dreaming about becoming rich as a real estate investor?

First, do you have any investment capital, or at least a legitimate means of attaining some without putting yourself in debt?

Secondly, do you have a good knowledge of the real estate market and the neighborhood in which you are looking to buy property?

Thirdly, are you a good time manager and enjoy working with people from all different backgrounds?

Fourthly, can you repair damage to a home or have access to people who can do the work for you at a reasonable cost and to local codes and standards of construction?

Lastly, however none the less, do you have the number to a good Realtor, Home Inspector, Home Engineer and Pest Technician?

Unless you are able to find, evaluate and buy houses that are at risk of default, foreclosed or fixer uppers, which can be turned around quickly, in 2 months or less, you will most likely serve as a land lord while the property increases in value. Becoming a land lord well, that opens a whole new can or worms.

I say all this not to discourage you from investing; I am currently representing several investors who are making money even in this buyers market, in one case, more now than he ever has.
